Like any investment, physical real estate (offices, business premises, warehouses, shops, etc.) presents risks: lack of potential profitability or capital loss, risk of income variability.

SCPIs can resort to indebtedness. Debt characteristics may differ depending on the SCPI.

The La Française Group asserts itself as a sustainable and committed investor, integrating the impacts of its decisions and activities on society and the environment. The Group believes that being a responsible player means becoming aware of and acting at the heart of its businesses and its strategy, meeting the expectations of stakeholders and ensuring respect for the environment.

To ensure the full implementation of its CSR policy, La Française uses its capacity for innovation to design investment solutions that combine performance and sustainability. Indeed, the Group believes that its ability to innovate and integrate ESG factors creates value: saving is a useful act of commitment through its remuneration and through the social and environmental impact it generates.

For example, in real estate, given the low rate of renewal of the real estate stock, La Française Real Estate Managers is convinced that improving the sustainable characteristics of the existing stock is a priority issue for the sector. Its investment philosophy is to support the transition of its assets under management in the direction of a continuous improvement of their responsible positioning.

The management company works to adapt its real estate assets with regard to the necessary transitions due to climate change and societal challenges and systematically integrates ESG criteria around 4 axes:

– Environmental: reduce the negative externalities of real estate assets and preserve biodiversity
– Social: offering useful real estate assets centered around the needs of users
– Governance: raise awareness and federate around its ESG approach
– Climate: increase the resilience of our assets by analyzing their vulnerability to physical climate risks and determining mitigation actions

Pursuant to Article 9 of EU Regulation 2019/2088 of the European Parliament and of the Council of November 27, 2019, known as the Disclosure Regulation and AMF recommendation position 2020-03, the SCPIs Epargne Foncière and LF Europimmo pursue an investment objective sustainable which is that of the fight against global warming.
